Cosa significa la Brexit per Miami?


Greetings from sunny and hot Miami Beach! We have been traveling on business this summer to reach foreign buyers who are coming to Miami. While we were in Germany recently, Brexit hit! Everyone is asking us what Brexit means for Miami real estate, so we will give our thoughts on the matter here.


Basically, we are hearing 2 possible scenarios. (1) London is now less expensive because of slashed asking prices and the severe depreciation of the Pound, so people will buy MORE real estate there. (2) People will fear the long-term implications and stop/slow investing in London and move those funds to “safer-haven” cities and countries such as New York, Miami, Germany, etc…


Scenario #1 remains to be seen, but the current trend is the opposite. The Real Deal just reported on 4 more UK Property Funds that have suspended trading amid the Brexit fallout Real Deal July 8 UK Property Funds Suspend Trading. Most recently, it is being reported that United Overseas Bank in Singapore (3rdLargest), has stopped lending on properties in London. A spokesperson said, “As the aftermath of the UK referendum is still unfolding and given the uncertainties, we need to ensure our customers are cautious with their London property investments.” Guardian June 30 Banks Halt Lending. Time will tell if investors and lenders will feel comfortable with London again, or will this open their eyes to other possibly safer havens?


Scenario #2 would benefit Miami and a handful of other cities. Buyers have always been drawn to Miami for its weather, water and lifestyle, and the result is we are now a city with a tremendous amount of foreign investment. As prices drop heavily in the London real estate market, experts anticipate a South Florida boom from foreign buyers who are specifically looking for real estate security and stability Local 10 June 29 Brexit Could Mean Big Boom for Miami. Additionally, although we are a world-class gateway city, prices are still significantly lower per square foot than in places like New York, Monaco, London or Hong Kong. Regardless, present uncertainties in Europe will certainly trigger an initial immigration of educated and wealthy investors.


Direct flights from abroad to Miami are becoming more prevalent from cities such as Germany and Istanbul for example, and soon-to-be direct flights from China. Brexit may help spur buyers from around the world to check out Miami for world-class dining, beaches, culture and real-estate development.

Last month, Miami-Dade County’s property appraiser released an estimate that said 2016 was already a record year for property values in the county.
Now, the official tally is in — and those initial figures received a modest boost of a little more than $1 billion.
The final numbers shifted values for most of Miami-Dade’s municipalities by less than a percentage point. Surfside saw the largest change between the estimate and finalized numbers, with its property values rising by 12.42 percent instead of 10.6 percent.
North Miami Beach also kept its title as the city where values grew the most this year, with its total taxable properties rising 16.51 percent to $2.33 billion in June. Behind that city was the enclave of North Bay Village, where property values spiked 15.31 percent to $959 million.
The previous estimate of negative construction in Bal Harbour — which at the time was the only municipality to see property values fall in the new construction column — has been reversed. Now the report shows Bal Harbour has seen $984,534 worth of new construction in the past 12 months, with its total property values hitting $4.43 billion.
Other municipalities have taken Bal Harbour’s place: El Portal, Surfside and Sweetwater all had more demolition activity than new construction.
Miami-Dade’s total taxable real estate surged to $251.3 billion as of July, marking a $5 billion increase in values since they last peaked before the crash in 2008, according to the report.
The more telling figure shows just how far the county has come since the depths of the market bust: taxable real estate values in Miami-Dade have risen by $64 billion since they bottomed out in 2011.
“Miami-Dade County continues to see a surge in the real estate market,” Pedro Garcia, the county property appraiser, said in the report. “While property values have risen higher than ever before, the difference this time is that certain segments show signs of a more sustained growth.”
New construction played a significant role in that recovery, though not as much as you might expect. Miami-Dade saw a little more than $5 billion worth of added property values in the form of new construction since July 2015, according to the report.
The town that saw the biggest share of that, unsurprisingly, is Miami Beach. Developers raised values there by $1.165 billion in addition to the 9.23 percent hike in taxable property values year over year.
Recent reports show developer dollars are still flowing to South Florida’s construction industry, with new residential contracts already outpacing 2015.

Brexit could mean big boom for Miami real estate market, experts say

MIAMI - With the U.K. voting to leave the European Union, what does Brexit mean for South Florida? According to real estate experts, it could mean a big boom in the Miami real estate market.
"London was amongst the world's most lucrative real estate markets, however, last week's U.K. vote is already causing property prices to plunge, which means that Florida real estate will likely move up the list of busiest global investment destinations," Daniel Kodsi, CEO of Paramount Miami Worldcenter, said.

"Miami has the most stable real estate market in the country," Kodsi said.Kodsi, a developer of 24 Florida communities, predicts Florida's real estate market will likely experience an increase in foreign buyers seeking a stable and safe market to invest in.
Miami Worldcenter is the city's new retail, residential, entertainment and transportation complex. It's also Florida's largest building project, expected to be complete by the end of 2018. The project has attracted investor-buyers from 35 different countries, Kodsi said.
"People who previously invested in London, U.K. real estate, which was once one of the most stable and profitable in the world, are now concerned about its instability and they are looking for a better real estate investment," Kodsi said. "They are buying downtown Miami real estate because it is a safe and valuable investment."
Christopher Zoller, who is the chairman of the board of the MIAMI Association of Relators agrees with Kodsi, saying that Miami is a "growing world-class city that attracts both domestic and foreign buyers."
"Regardless of what happens in the world, international and domestic buyers are always interested in Miami for its multicultural affinity, strategic location, excellent weather, exciting lifestyle and friendly global business environment," Zoller said. "Additionally, Miami is a great bargain compared to other world-class cities, including New York, Paris, Hong Kong and London."
The Florida Realtors Association reported that Florida real estate values traditionally increase from four to 10 percent annually, and in recent years, values have climbed into the teens in Miami, but leveled off in 2016.
"Florida real estate is one of the most valuable properties in the world, yet is less expensive per square foot than Paris, New York and other global cities, but its valuations are consistently greater," Kodsi said. "Brexit adds a new dimension to the global real estate investment landscape, which will take time to fully understand but may, with near immediacy, trigger a surge in additional foreign investment in Florida."
Gerard Yetming, executive vice president at Colliers International, also believes investors will seek global real estate elsewhere, including New York and Miami, if the U.K. does in fact leave the EU.
"I think real estate investors will explore other gateway cities," Yetming said. "London is not as pure as it was."
Yetming also said Miami is an attractive option for foreign investors because of its impressive recovery after the housing crisis.
"After the last downturn, Miami wasn't expected to come back so quickly. It received international attention," Yetming said. "It has become a real destination for investment internationally."
As for what is happening overseas, partner at Arnstein & Lehr LLP in Miami Louis Archambault believes Brexit and the subsequent fallen value of the British pound might encourage investors to stay put.
"European investors may decide to sell their investment properties in South Florida to reinvest in their countries if property values drop as a result of the political crisis," Archambault, who has been working with European investors for more than a decade, said. "If your currency is weak, it actually encourages investors to invest in their own country and people to buy its products."
"The worst thing that can happen to a local market is when nothing is changing hands," he added.
So what will happen to South Florida?
With a possible influx of Europeans looking at South Florida for long term investments, stable markets, and an ideal location, Kodsi believes immigration will increase, bringing wealthy, educated investors.
Kodsi expects those investors not only to buy real estate in Miami, but also to open businesses, creating jobs and enhancing tourism. He predicts a population growth of about 20,000 people to downtown Miami over the next few years.
Yetming is optimistic, but said only time will tell.
"Obviously, there will not be a lot of answers for several months," Yetming said.

Le case in vendita in Florida sono molte, ma non è facile trovare dei veri buoni affari. Le aste immobiliari sono un ottimo mezzo per acquistare proprietà nel Sunshine State ad un prezzo ridotto. Ma come funzionano? Ecco una guida preparata dall’Italian District su come comprare una casa all’asta in Florida.

L’immobiliare in Florida: un settore fiorente 

Un clima perfetto, palme in ogni angolo, spiagge, oceano e atmosfera tropicale… Ma Miaminon è solo questo!
Il settore immobiliare offre grandi opportunità d’investimento, grazie alla tassazione vantaggiosa, alle condizioni di acquisto flessibili, ai rendimenti elevati garantiti dal l’affitto della proprietà e all’aumento del valore quando la casa verrà venduta.
Ma come fare per acquistare una casa ad un buon prezzo, investendo un capitale minimo, ma massimizzando i profitti?

Come funzionano le aste immobiliari in Florida?

Le case possono essere messe all’asta per diversi motivi; ad esempio perché il proprietario non ha pagato il mutuo per diversi mesi o non ha pagato le sue tasse di proprietà per un lungo periodo di tempo.
Ci sono due tipi di aste:
  • Lender Confirmation Auction (asta confermata dalla banca):
    si tratta di un’asta in cui l’offerta più alta deve essere approvata e accettata dalla banca o dall’istituto di credito colpito. L’offerta dovrà essere abbastanza alta da convincere il creditore.
  • Absolute Auction (asta assoluta): l’offerta più alta vince automaticamente l’asta, e non vi è un prezzo minimo per la vendita della casa.
Durante l’asta, il banditore annuncerà i vari importi delle offerte con l’aumentare della posta in gioco. Una volta che verrà raggiunto il prezzo finale, ovvero quando non vi saranno ulteriori offerte, l’asta verrà chiusa e il titolare dell’offerta più alta si aggiudicherà la casa.
Se vinci l’asta, il deposito in contanti che avevi effettuato originariamente non ti verrà rimborsato, in quanto corrisponderebbe ad un anticipo sul pagamento della casa.
Se non è possibile effettuare il pagamento entro i tempi stabiliti dalle condizioni di vendita, si perderà non solo il diritto alla proprietà, ma anche il deposito.
Vi sono molti strumenti di ricerca e siti che elencano le proprietà in vendita all’asta:
Potrai fare un giro presso la proprietà di tua scelta per dare già un’occhiata da fuori, vedere il quartiere, e magari incontrare anche il proprietario o i vicini.
Se una proprietà ti piace particolarmente, è consigliabile eseguire una piccola ricerca per assicurarsi che non abbia debiti o ipoteche.

Evitare false speranze

L’ex proprietario ha sempre la possibilità di pagare l’importo residuo del prestito prima dellavendita finale della sua casa, quindi controlla che sia ancora disponibile prima di avviare il processo. Allo stesso modo, alcune aste si svolgono on-line e altre sul posto, quindi controlla periodicamente che la casa sia ancora lì.

Informazioni utili

Per comprendere la procedura delle aste, è consigliabile partecipare a qualche asta nel proprio quartiere, in modo da osservarne direttamente il funzionamento.
Informati sui costi aggiuntivi richiesti dal banditore dell’astae su quelli relativi all’acquisizione: potrebbero essere molto elevati. Preparati, perché una volta che ti aggiudicherai la casa, dovrai acquistarla subito, in contanti o, più spesso, con un assegno circolare.
Il prezzo di partenza potrebbe essere pari all’importo residuo del mutuo dell’ex proprietario, o comunque un prezzo abbastanza basso da incoraggiare le offerte.
In generale, le proprietà vengono vendute in perdita. Se il prezzo ottenuto è abbastanza alto per rimborsare il prestito, i profitti andranno al vecchio proprietario.

Che l’asta abbia inizio!

Partecipando a un’asta, non si sa mai che tipo di proprietà si sta comprando esattamente.
Tuttavia, l’acquisto ad un prezzo eccezionale è spesso sufficiente a compensare i rischi.
Inoltre, l’acquisto di un immobile all’asta è molto veloce: si eviteranno le lunghe settimane di trattative e negoziazioni, si conosceranno già le date di vendita e di chiusura e tutti gli acquirenti sono vincolati…  Quindi, niente sorprese!

Ma attenzione…

Spesso il debito dell’ex proprietario non si esaurisce nel mutuo da ripagare.
Potrebbe essere necessario riparare o ristrutturare la casa o sostenere altre spese ad essa legate, quali un secondo prestito sulla casa o debiti di vario genere
Per questo, è importante assicurarsi che la proprietà sia “pulita” e libera da qualsiasi vincolo o ipoteca.
Inoltre, assicurati di visitare la casa prima di lanciare qualsiasi offerta.
Infine, accertati che l’ex proprietario non sia più in casa, perché iniziare con un processo disfratto non è mai piacevole.
Di per sé, un’asta immobiliare è spesso sinonimo di un buon affare, a condizione che sia ben preparata e condotta nel modo adeguato.
Buono a sapersi: Anche se non sei americano, è sempre possibile partecipare ad un’asta immobiliare, purché si disponga di carta d’identità e documenti validi per la registrazione.
