Come comperare in Pre-Costruzione, non rimaniamo nel dimenticatoio

Il grande boom delle pre-costruzioni a cui stiamo assistendo ormai da mesi, sta portando nuovi investitori a Miami. A volte gli investitori sono preparati e avvezzi al sistema, a volte sono nuovi sul mercato e si trovano davanti alla pressione esercitata su di loro dai venditori-costruttori.

I developers (i costruttori) sono molto sicuri di se, ultimamente, poiche' hanno alle spalle grandi storie di successo e vendite da record. Come spiego nel post: http://fabriziomiami.blogspot.com/2013/03/pre-costruzioni-un-nuovo-boom.html
non appena i venditori mettono sul mercato i loro progetti, vengono quasi immediatamente presi al volo dai compratori. Ho assistito a vendite fulminee di progetti dove il 60-70% dell'intero palazzo veniva prenotato nel giro di 10-15 giorni.
Il Prezzo
I costruttori hanno deciso di indicare i loro valori di vendita in modo che non ci sia bisogno di contrattazione sul prezzo. Sebbene noi siamo abituati a contrattare un po' su tutto, dobbiamo abituarci all'idea che alcune cose non sono trattabili: i prezzi pre-costruzione.
Al supermercato non trattiamo sul prezzo. Dal giornalaio non trattiamo sul prezzo. Al bar non trattiamo sul prezzo.

Non stiamo parlando di comperare patate, ma teniamo presente la condizione del mercato. La domanda e' piu' forte dell'offerta. Conseguentemente, i compratori non hanno il lusso della negoziazione. Se i costruttori/venditori stipulano un prezzo, hanno la fortuna di poterlo richiedere, senza contrattazione.
I prezzi stabiliti sono buoni, anzi ottimi. Accaparrarsi il primo livello di prezzo e' un lusso da non lasciarsi sfuggire. Chi arriva tardi, magari al terzo giro di prezzi, puo' eventualmente trattare, ma non al primo giro, no.
Sono esausto, testimone di trattative tra Venditore/Compratore. Il sangue ribolle, i nervi saltano, gli animi si infiammano. Per togliere 2-3 mila dollari dal prezzo finale. Ne vale la pena?
Acquistando al primo giro di prezzi vi viene garantita (quasi) una plusvalenza del 30% sull'investimento al momento del rogito.
Vogliamo veramente andare in guerra per poche migliaia di dollari fin dal principio?
Stiamo parlando della nuova New York. Lo skyline di Miami e' in espansione, un'espansione vertiginosa. Se vi avessero proposto un attico sulla 56esima a Manhattan 35 anni fa a $2500 al metro quadro lo avreste lasciato andare perche' non ve lo davano a $2450? Forse si, ma oggi vi mangereste le mani, e pure i piedi, per non averlo comperato al prezzo richiesto. Miami e' la nuova New York, chi non lo vede rimarra' 'purtroppo nel dimenticatoio.
